Emergency Contact Numbers
An urgent repair includes the following:
- a burst water service or a serious water service leak
- a blocked or broken toilet
- a serious roof leak
- a gas leak
- an electrical fault
- flooding or serious flood damage
- serious storm or fire damage
- a failure or breakdown of the gas, electricity or water supply to the property
- a failure or breakdown of the hot water service
- a failure or breakdown of the stove or oven
- a failure or breakdown of a heater or air-conditioner
- a fault or damage which makes the property unsafe or insecure.
Urgent Repair Procedure
If an urgent repair is required, the tenant must give the landlord or agent notice or make a reasonable attempt to do so.Please call our office on 02 9745 3999 and email burwood@ljhburwood.com.au
If the call goes to message bank leave your name, property address, time of day and nature of emergency then proceed to call the relevant tradesperson listed.
If necessary, leave a message for the tradesperson and wait a reasonable period.
If there is no response from any of our preferred tradespeople within a reasonable period, you are then able to contact a tradesperson of your choosing. Please ensure the tradesman is licensed and properly qualified. The maximum amount that a tenant is entitled to be reimbursed under Section 64 of the Residential Tenancy Act is $1,000.
NOTE:
The following tradespeople are to be contacted directly for OUT OF OFFICE HOURS URGENT REPAIRS ONLY after you have made reasonable attempts to contact our office.If the tradesperson attends and does not deem the repair urgent or the state of disrepair resulted from a breach of the residential tenancy agreement by the tenant, then the tenant will be held accountable for the call out fee.
